New apartment towers proposed for Bloor Street
A long-awaited development in Applewood, Mississauga aims to address the housing crisis while responding to community concerns.

Mississauga is one step closer to adding much-needed rental housing, as a developer has re-submitted plans for two 18-storey apartment towers on Bloor Street. The project, which has been in the works since 2019, is set to bring 433 new rental units to the area. With underground parking, bike storage, and design changes made in response to public feedback, this development represents a promising step forward for a city in desperate need of more housing.
The proposed site is located on Bloor Street, backed by commercial buildings and bordered by the Hydro Corridor on one side. The property has two existing apartment buildings, with open green space with grass and trees behind them. With Mississauga’s rental vacancy rate at historic lows, adding two high-density towers in a well-connected location is a logical step.
The initial version of this project was submitted in 2019, but progress stalled due to the COVID-19 pandemic. The developer resubmitted plans in January 2023, and then again in August 2024, addressing nearly all concerns raised by the community and city staff. One of the biggest complaints was potential noise, particularly from the industrial buildings. In response, the developer has adjusted the design to minimize noise impact.
Parking and transportation have also been considered. While underground parking is included, the project also prioritizes alternative transportation, adding dedicated bike storage to encourage cycling in the area. Given its proximity to transit and major roads, the location is ideal for those who don’t rely solely on cars, especially if the Bloor Street redesign ever moves forward.
Mississauga City Council will be discussing this proposal tomorrow, on March 24, 2025, at 6:00 p.m. Residents can find more details and participate in the meeting here, which is at Mississauga Civic Centre in the Council Chamber. Anyone interested in the development is encouraged to attend.
The city has been working to streamline housing approvals in response to the ongoing housing crisis. Projects like this, which add density in already-developed areas without displacing existing residents, are exactly what Mississauga needs. As the city continues to grow, it must find ways to balance housing demand with thoughtful urban planning.

With rental prices rising and available units becoming scarcer, this project is a much-needed step toward making Mississauga more accessible for renters. While no development is without challenges, this proposal has evolved significantly over the years in response to community concerns. If approved, it will bring hundreds of new homes to the city—something we can all agree is urgently needed.
